Large format porcelain on the floor means walking into a room and seeing one continuous surface instead of a grid of grout lines. Formats like 60×120, 80×80, 80×160, and even 120×120 cm turn an ordinary floor into a design statement. But laying these tiles is nothing like standard 30×30 cm ceramic. How much does it cost and what affects the price

The price of large format floor tile installation depends on tile size, tile type, and substrate condition. Porcelain stoneware 60×120 is the entry-level large format — easier to work with. Slabs at 80×160 or 120×120 are harder: heavier, need two people to carry, and have a higher risk of chipping during cuts. If the screed is uneven — levelling is needed, and that is an extra item. Demolition of old flooring, substrate preparation, waterproofing (for bathrooms and kitchens) — all priced separately. Materials are charged separately; labour includes consumables. How the on-site work goes

  1. Measuring and assessing the substrate. We place a two-metre straightedge on the screed — any deviation over 2 mm per 2 metres is unacceptable for large format. If the screed is not ready — we suggest levelling with self-levelling compound.
  2. Demolition of old flooring if needed. Old tiles are chipped off with a rotary hammer, adhesive residue removed. The floor must be clean and flat.
  3. Two coats of primer on the substrate. Primer seals the screed pores and ensures adhesive bond. In wet areas — waterproofing membrane on top of primer.
  4. Dry layout. We determine laying direction, pattern, and where cuts fall. Cuts are pushed under furniture or towards less visible walls. For 60×120 format the standard layout is staggered at one-third offset.
  5. Adhesive applied with a 10-12 mm notched trowel to both the floor and the tile back (back-buttering). We use flexible C2 S1 adhesive: Mapei Keraflex Maxi, Ceresit CM 17, or Litokol K80.
  6. Laying with a tile levelling system (LLS). Clips and wedges prevent tiles from shifting while the adhesive cures. For large format, a levelling system is mandatory.
  7. After 24 hours — grouting. For floors we recommend epoxy grout (Mapei Kerapoxy, Litokol Starlike): it does not absorb dirt, does not crack, and cleans easily. Perimeter expansion joints are filled with colour-matched silicone.

Common mistakes when laying large format floor tiles

  • Laying on an uneven screed — large format does not forgive deviations. Tiles rock, corners stick up, and the levelling system cannot cope with gaps over 3 mm.
  • Using standard C1 adhesive — within six months tiles start to debond and sound hollow. Tiles from 60 cm need at least C2 S1.
  • Applying adhesive only to the floor — voids remain under the tile. Under load (furniture, foot traffic) the tile cracks. Back-buttering is the standard for large format.
  • Cutting with an angle grinder without a guide — chips, uneven cuts, ruined tiles. Large format must be cut on an electric wet tile cutter only.
  • No perimeter expansion joints — underfloor heating causes tiles to expand, they press against the wall and crack.
  • Laying at 50% offset — the centre of one tile lands on the edge of another. On a slightly uneven screed the edges lift, creating a ridge. Correct offset is 20-33%.
  • Walking on tiles before the adhesive has cured — tiles shift, adhesive squeezes into joints. Stay off for at least 24 hours.

What to prepare before the technician arrives

  • The screed must be complete and cured: cement-based — at least 28 days, anhydrite — per manufacturer’s guidelines.
  • If there is underfloor heating — it must be tested and switched off 48 hours before tiling. Do not turn it back on for at least 14 days.
  • Clear all furniture from the room — the technician needs full access to the entire floor.
  • Buy tiles with a 10-15% surplus. Large format produces more waste when cutting.
  • Check that all tiles are from the same batch and calibre. Even 0.5 mm difference between batches will be visible.
  • Large format adhesive (C2 S1): Mapei Keraflex Maxi, Ceresit CM 17, Litokol K80. Consumption — roughly 5-7 kg/m² with back-buttering.
  • Epoxy grout — agree the colour in advance.
  • Colour-matched silicone sealant — for perimeter expansion joints.
  • Ensure power and water are available — we need a tile cutter and wet cutting.
  • Warn the neighbours — it will be noisy.
  • Provide access details: intercom, floor, goods lift for carrying tiles in.

A real case from Warsaw

A flat in Mokotow, 65 m² — the client wanted a single porcelain floor in Tubądzin 80×80 marble-effect throughout the entire flat: hallway, open-plan kitchen-living room, and corridor. The old laminate was removed in a day. The screed turned out to have a 5 mm deviation over two metres — too much for large format. We poured Ceresit CN 68 self-levelling compound and let it cure for two days.
