In 80 % of cases the problem is solved by swapping one or two hardware components, and the window lasts another 10–15 years. The price depends on what exactly has broken. A simple handle swap is the minimum. Replacing the tilt-and-turn mechanism or a hinge costs more because the sash needs to come off. How window repair works: step by step

Repair is not the same as adjustment. Here the technician disassembles, replaces broken parts and reassembles:

  1. Diagnostics. The technician inspects the window and identifies the broken component: handle, hinge, espagnolette lock, scissors, seal or glass unit. He checks for hidden damage — frame cracks, profile deformation.
  2. Identifying parts. Every hardware manufacturer (Roto, Maco, Siegenia, Winkhaus) uses its own dimensions and fixings. The technician identifies the brand and selects compatible parts. He usually has the main spares on hand.
  3. Removing the damaged component. The sash is lifted off the hinges or moved to the service position. Decorative covers come off, fixings are unscrewed, the broken part is extracted. For a glass-unit swap the glazing beads are removed.
  4. Fitting the new part. The new mechanism, hinge or handle is installed and secured. For a glass-unit swap the new unit is inserted, secured with beads and checked for a tight seal.
  5. Reassembly and adjustment. The sash is rehung, hinges and clamping pressure are adjusted. All modes are tested: turn, tilt, micro-ventilation. Mechanisms are lubricated.
  6. Final check. The window is opened and closed repeatedly in every mode. The handle should turn easily, the sash should close without force and the pressure should be even all round.

Common mistakes when repairing windows

DIY window repair frequently makes the situation worse:

  • Ignoring minor issues. The handle is slightly loose — fine, deal with it later. Six months on the mechanism breaks completely and the repair costs three times as much.
  • Fitting the wrong parts. A handle bought at a market that looks the same but has the wrong spindle length. The mechanism jams and the mounting socket gets damaged.
  • Forcing a jammed sash. The sash is stuck between tilt and turn — so you yank it. Result: bent scissors, torn-out hinges, a deformed frame.
  • Replacing a glass unit without experience. Glazing beads must be removed in a specific order with the right tool. Done incorrectly they crack or warp — and then they need replacing too.
  • Using WD-40 instead of silicone lubricant. WD-40 is a solvent, not a lubricant. It washes out the factory grease, and a month later everything seizes up even worse.
  • Postponing repair of a cracked glass unit. A crack breaks the hermetic seal. Condensation appears between the panes and thermal insulation drops. The longer you wait the worse it gets.

What to prepare before the technician arrives

A few things that will speed up the repair and help the technician:

  • Take a close-up photo of the problem — the handle, hinge, crack or sash position.
  • If you know the window or hardware brand, tell the technician. There is usually a sticker on the profile or an engraving on the hardware.
  • Clear the windowsill and the area around the window.
  • If the sash is jammed, do not try to force it open. Leave it as it is.
  • Move fragile items away from the window — removing a sash requires space.
  • Check all windows in the flat — others may need attention too.
  • Have the entry code and parking details ready.
  • If the glass unit is cracked, tape the crack on both sides to stop fragments from falling.
  • Keep pets in another room.
  • Bear in mind: if a rare part is needed the technician may visit twice — once for diagnostics, once for repair.

A real case: repairing a jammed window in Praga

A call from Praga Poludnie: the sash of a large bedroom window was stuck — it would not close or tilt, hanging at an angle. The owner had tried to force it shut, making things worse. On inspection we found that the mis-handling lock had engaged, and then the forced closing attempt had bent the upper-hinge scissors. The sash had literally fallen out of the upper mounting.

We carefully removed the sash, replaced the scissors with new ones (Maco original), rehung the sash, adjusted the upper and lower hinges and lubricated all mechanisms. We checked the mis-handling lock — it was working correctly. We showed the client what to do if the sash ends up in double-open mode again: press the lock on the sash edge and turn the handle to the closed position. The entire repair took about 40 minutes.
