Window adjustment

A uPVC window that lets in a draught when closed, is stiff to turn or catches on the frame rarely needs replacing. The hardware works loose over time and the sash drops under its own weight. Window hardware adjustment restores the seal and makes the handle easy to turn again.

The price is per window. Large sashes and balcony doors take the most work.

What adjustment covers

• checking where the sash catches and whether the gap is even;
• adjusting the bottom and top hinges vertically and horizontally;
• setting the cams to winter or summer pressure;
• lubricating the hardware;
• checking the handle and seals.

Winter and summer pressure

The cams along the sash edge are set tighter in winter so the window keeps out the cold, and looser in summer so the seals are not crushed. Tight pressure all year round wears the seals out faster.

What to prepare

Give the number of windows and balcony doors and describe the problem: draught, catching, hard to close. Move furniture and curtains away from the windows. If the seals are cracked, mention it, as replacing them is a separate item.
