What the job covers
Most "broken" windows are not broken at all. Over time the sash drops on its hinges, the seal hardens and nobody has greased the hardware since the flat was handed over. A proper adjustment and a new seal usually fix it, no new window needed. The tradesperson judges this from photos and on site: if the window can be saved, they adjust it; if the frame is cracked or rotten, they tell you straight.
- uPVC window adjustment: compression, dropped sash, tilt position
- Balcony door adjustment, including double doors
- Seasonal window adjustment for winter and summer
- New seals for uPVC and timber windows
- Replacement hardware, handles and tilt locks
- Fly screens and painting timber frames

From adjustment to replacement
Most window problems are solved by a window repair: adjusting the compression, replacing a worn seal, a new handle or a hardware part. Replacing the whole window only makes sense when the frame is damaged, the profile has warped, or the window is so old that parts are hard to get. Then it is a case of window installation, where the key thing is a sealed joint with the wall.
Windows also have seasonal and cosmetic jobs. Insect screens go up in spring, and window washing is usually booked after winter or after a renovation. Timber windows need painting every few years so the wood does not grey and crack.
Windows in tenements and blocks
Pre-war tenements in Praga, Mokotów or Żoliborz still have old timber box windows with two pairs of sashes. They can often be restored rather than replaced, and in listed buildings replacement may need the conservation officer’s consent. Prefab blocks mostly have uPVC windows from the 2000s, which after twenty years need new seals and a hardware adjustment. Windows in new buildings are airtight, but remember the trickle vents: without them moisture condenses on the glass.
When to book a window check
Ideally in autumn, before the frosts, and in spring when windows are switched to summer mode. A check covers the compression all the way round, lubricating the hardware and assessing the seals. With several windows in one flat, it usually pays to do them all in one visit.
What affects the price
Adjustment is usually priced per sash and seals per metre. The amount in the offer depends on:
- how many sashes and balcony doors need adjusting
- the profile and hardware (Veka, Rehau, Roto, Maco, Siegenia, Winkhaus) and whether parts are available
- the state of the seals: whether adjustment is enough or the whole perimeter needs replacing
- timber windows: restoring a frame takes longer than servicing uPVC
- height and access, for example a window above a staircase or a shop front
What to watch out for
Cranking the compression to the maximum
Compression is set with eccentric cams in both directions. Turned all the way, it crushes the seal and the handle gets stiffer every month.
Silicone instead of a seal
A gap filled with silicone stops the draught for one season, then the window will not open properly. The seal is replaced with a new one of the same profile.
Replacing a window that only needed adjusting
Draughts and condensation are often about compression and ventilation, not a faulty window. Adjust first, then decide about replacement.
A cracked glazing unit "for repair"
Double-glazed units are ordered from the window maker to size. A tradesperson can measure and later fit one, but the glass cannot be glued on site.

Questions about window repair and adjustment
How much does window adjustment cost?
Tradespeople usually price per sash, and the ranges are in the table and the price list. You see the exact amount in the offer after photos or a visit.
Should windows be switched to winter mode?
Winter mode just means tighter compression on the eccentric cams. It helps when there is a draught, but a window kept at maximum wears out its seal faster. The tradesperson sets it so the window seals without being cranked all the way.
My balcony door will not close. What now?
Usually the sash has dropped on its hinges or the compression is out. Adjusting a balcony door is the same job as a window, just a heavier sash.
How much does it cost to replace window seals?
Seals are priced per metre, and the range is in the table. The seal itself counts as material and is paid for separately.
Can timber windows be adjusted too?
Yes. Timber windows have similar hardware but more often need a new seal and some work on the frame. The tradesperson assesses this on site.
Who is responsible for the quality?
The tradesperson who does the job, and they issue the invoice too. The platform connects you with tradespeople: offers and ratings are in the app, and that is where you agree the scope.
Why does the glass mist up on the room side?
Most often because of humidity in the flat and poor ventilation, not a fault in the window. Trickle vents and regular airing help.
Can just the glass unit be replaced?
Yes, a sealed unit is replaced separately, for instance if it has misted between the panes or cracked. The handyman measures it and orders a new one.
Do windows need adjusting every year?
Not always, but windows that get heavy use are worth checking once a year. Lubricating the hardware makes it last longer.
