Ceiling Repair in Warsaw — Leveling, Plastering and Painting

Cracks on the ceiling after winter, yellow stains from a leak upstairs, uneven surfaces after removing old wallpaper — a familiar sight in most Warsaw apartments. The ceiling is the first thing you notice when you walk into a room. You can hide walls behind furniture, but the ceiling is always in plain view. We level, plaster and paint ceilings across all of Warsaw — from old buildings in Praga to new developments in Wilanów.

How much does ceiling repair cost and what affects the price

The cost depends on the ceiling area, its initial condition and the number of layers required. A smooth ceiling with minor cracks is one thing; a ceiling with level differences and water damage marks is quite another. Priming, plastering, painting — each stage is priced separately. Fixings and consumables are included in the labour cost. Materials (paint, filler, primer) are charged separately — you can buy them yourself or we’ll recommend what to get. Current prices are in the table below.

How ceiling repair works on site

  1. You send a photo of the ceiling — the technician assesses the scope and gives an approximate price.
  2. We agree on a date and time — usually same-day or next-day service.
  3. The technician arrives, inspects the ceiling in person, clarifies details (height, access, coating type).
  4. Furniture and floor protection with plastic sheeting — there will be plenty of dust from sanding and plastering.
  5. Removal of old coating, opening up cracks, reinforcing with mesh tape if needed.
  6. Priming, applying filler in 1–2 coats, sanding to a smooth finish.
  7. Painting in 2 coats with drying time between them. Clean-up afterwards.

Common mistakes with ceiling repair (and how to avoid them)

  • Painting directly over old paint without priming — the new layer peels off within months.
  • Not opening up cracks before filling — the crack reappears within a week.
  • Using wall filler on the ceiling — it’s heavier and doesn’t hold as well on a horizontal surface.
  • Applying one thick coat of filler instead of two thin ones — shrinkage cracks appear.
  • Not letting the filler dry completely before painting — the paint bubbles.
  • Skipping primer — paint consumption doubles and the finish comes out patchy.
  • Rolling paint in different directions — visible streaks appear under side lighting.

What to prepare before the technician arrives

  • If possible, clear the room of furniture or move everything to the centre.
  • Remove the light fixture or ceiling lamp (or let us know you need help with that).
  • If the ceiling has water damage — make sure the leak has been fixed, otherwise the work will be wasted.
  • Decide on the paint colour in advance — the technician doesn’t make design choices for you.
  • Prepare a power socket for tools (sander, mixer).
  • If walls or floors have been freshly finished — let us know so extra protection can be applied.
  • Ensure ventilation — sanding produces a lot of dust, painting produces fumes.
  • Provide access details: intercom code, parking, floor number.
  • If ceilings are above 3 metres — let us know in advance, additional equipment may be needed.
  • Don’t plan to sleep in the room on painting day — the paint needs to dry.

A real case from Warsaw

A client in Mokotów reported a problem: after pipe replacement at the neighbours’ upstairs, a large yellow stain and a metre-long crack appeared on the bedroom ceiling. The old paint had blistered in several spots. The technician stripped the damaged area down to bare concrete, applied a stain-blocking primer to prevent the yellow from bleeding through. He opened up the crack, applied reinforcing tape and filled it in two coats. After sanding, the entire ceiling was primed and painted with two coats of Dulux matt paint. The work took two days including drying time. A month later the client sent a photo — the ceiling looked brand new, and the crack hadn’t returned. Key takeaway: without a stain-blocking primer, water damage marks will bleed through any paint.

Frequently asked questions

Can the ceiling be painted without plastering?

If the ceiling is smooth and undamaged — yes, priming and painting will be enough. But if there are cracks, unevenness or water stains — plastering is essential.

How long does ceiling repair take in one room?

Depends on the condition. Painting a smooth ceiling takes half a day. Leveling with plastering and painting takes 2–3 days including drying time between coats.

What paint is best for ceilings?

Matt acrylic — it doesn’t glare and hides minor imperfections. Dulux, Śnieżka and Dekoral work well. For bathrooms and kitchens, use a moisture-resistant formula.

Does the technician bring the paint and filler?

Materials are purchased by the client. We can recommend specific brands and quantities. If that’s difficult — the technician can buy them on the way, but that’s an extra charge.

Do I need to remove furniture from the room?

Ideally, yes. If that’s not possible, move everything to the centre. The technician will cover it with sheeting, but the more access there is, the faster and neater the job goes.

Can ceilings be painted in winter?

Yes, as long as the room temperature is at least +10°C and there’s adequate ventilation. Paint dries a bit slower in winter, but it doesn’t affect the result.

What if stains appear after painting?

It means a stain-blocking primer wasn’t used. The affected area needs to be cleaned, sealed with a blocking primer, and repainted.

Do you work with suspended ceilings?

No, we specialise in traditional ceiling repair: leveling, plastering and painting. For suspended or stretch ceilings, we recommend a specialist company.

Ceiling after a water leak — can I just paint over it?

No. First, make sure the leak has been fixed. Then strip the damaged area, apply a stain-blocking primer, and only then paint. Otherwise the stain will come back.

Do you offer a warranty on the work?

Yes, on the quality of workmanship. If a crack returns due to building settlement or a new leak — that’s a different cause, unrelated to our work.
