Ceiling Repair in Warsaw — Leveling, Plastering and Painting
Ceiling Repair in Warsaw — Leveling, Plastering and Painting
Ceiling cracks after winter, yellow marks from a leak in the flat above, uneven patches after stripping old wallpaper — this is a common picture in Warsaw flats. The ceiling is one of the first things your eye catches when you enter a room. Walls can be hidden by wardrobes or shelves, but the ceiling stays fully visible. We level, plaster, and paint ceilings all over Warsaw — from older buildings in Praga to new estates in Wilanów.
How much does ceiling repair cost and what affects the price

The price depends on the ceiling size, its starting condition, and how many layers need to be applied. One thing is a flat ceiling with small cracks; another is a ceiling with height differences and traces of water damage. Priming, plastering, painting — every step is charged on its own. Fasteners and consumables are included in the labour price. Materials (paint, filler, primer) are billed separately — you can purchase them yourself or we can advise what to buy. You’ll find current prices in the table below.
| Service | min | max |
|---|---|---|
| Ceiling leveling | 45 zł/m² | 70 zł/m² |
| Priming before painting | 15 zł/m² | 25 zł/m² |
| Gypsum putty application | 55 zł/m² | 90 zł/m² |
| Painting walls / ceilings in one color (2 coats) | 30 zł/m² | 45 zł/m² |
| Filling holes and damages | 20 zł/m² | 35 zł/m² |
| Protection of furniture, doors, windows and floors with film | 10 zł/m² | 15 zł/m² |
How ceiling repair works on site

- You send a photo of the ceiling — the technician checks the scope and gives a rough price.
- We set a date and time — often same-day or next-day service.
- The technician comes over, looks at the ceiling on site, and confirms the details (height, access, type of existing finish).
- Furniture and floors are covered with plastic sheeting — sanding and plastering create a lot of dust.
- Old finish is removed, cracks are opened up, and mesh tape is added if necessary.
- Primer goes on, then filler in 1–2 coats, followed by sanding to a smooth surface.
- Painting is done in 2 coats with drying time in between. Then the area is cleaned up.
Common mistakes with ceiling repair (and how to avoid them)

- Painting straight over old paint without primer — the fresh coat starts peeling after a few months.
- Filling cracks without opening them first — the crack shows up again within a week.
- Using wall filler on a ceiling — it is heavier and holds worse on a horizontal surface.
- Putting on one thick layer of filler instead of two thin ones — shrinkage cracks then appear.
- Painting before the filler has dried all the way through — the paint begins to bubble.
- Leaving out primer — paint use doubles and the finish turns out uneven.
- Rolling paint in different directions — streaks become visible in side light.
What to prepare before the technician arrives

- If you can, empty the room of furniture or at least move everything into the middle.
- Take down the light fitting or ceiling lamp (or tell us in advance if you need help with it).
- If there is water damage on the ceiling — first make sure the leak has been repaired, otherwise the whole job makes no sense.
- Choose the paint colour beforehand — the technician won’t decide that for you.
- Have a power socket ready for tools (sander, mixer).
- If the walls or floors were finished recently — tell us so we can add extra protection.
- Make sure there is ventilation — sanding creates plenty of dust, and painting gives off fumes.
- Send access details: intercom code, parking, floor number.
- If the ceilings are above 3 metres — mention it earlier, as extra equipment may be required.
- Don’t plan to sleep in the room on the day of painting — the paint needs time to dry.
A real case from Warsaw

A client in Mokotów got in touch with this issue: after pipe replacement in the flat above, a big yellow stain and a crack about a metre long appeared on the bedroom ceiling. In a few places the old paint had bubbled up. The technician removed the damaged section down to bare concrete and used a stain-blocking primer so the yellow mark would not bleed through. He cut open the crack, added reinforcing tape, and filled it in two layers. After sanding, the whole ceiling was primed and painted with two coats of Dulux matt paint. The job took two days including drying time. A month later the client sent a photo — the ceiling looked like new, and the crack had not come back. The main lesson: if you skip a stain-blocking primer, water marks will come through any paint.
Frequently asked questions
Can the ceiling be painted without plastering?
If the ceiling is even and in good condition — yes, primer and paint will do the job. But when there are cracks, uneven areas, or water stains — plastering is necessary.
How long does ceiling repair take in one room?
It depends on the condition. Painting a smooth ceiling takes half a day. Leveling with plastering and painting takes 2–3 days including drying time between coats.
What paint is best for ceilings?
Matt acrylic — it doesn’t reflect glare and covers small imperfections well. Dulux, Śnieżka and Dekoral give good results. In bathrooms and kitchens, use a moisture-resistant version.
Does the technician bring the paint and filler?
The client buys the materials. We can suggest exact brands and quantities. If that’s a problem — the technician can pick them up on the way, but that comes at an extra charge.
Do I need to remove furniture from the room?
Best if you do. If that can’t be done, move everything into the centre. The technician will cover it with sheeting, but with more free access the work goes faster and cleaner.
Can ceilings be painted in winter?
Yes, as long as the room temperature is at least +10°C and there is proper ventilation. In winter the paint dries a little slower, but the final effect stays the same.
What if stains appear after painting?
That means no stain-blocking primer was used. The area has to be cleaned, sealed with a blocking primer, and painted again.
Do you work with suspended ceilings?
No, we focus on standard ceiling repair: leveling, plastering and painting. For suspended or stretch ceilings, it’s better to contact a specialist company.
Ceiling after a water leak — can I just paint over it?
No. First confirm the leak has been fixed. Then remove the damaged part, use a stain-blocking primer, and only after that paint. Otherwise the stain will show again.
Do you offer a warranty on the work?
Yes, for the quality of the workmanship. If a crack comes back because the building settles or there is a new leak — that is a different issue and not connected to our work.
