How to Inspect a Rental Apartment — What to Check So You Don’t Regret It

Renting an apartment is often decided in a hurry — you view it on Friday, the landlord wants an answer by Monday. It is easy to miss something and then spend a year dealing with someone else’s problems. A few minutes of methodical checking can save a lot of headaches.

Before you step inside

On the staircase, note any damp patches on shared walls and the general condition of common areas. In older Warsaw buildings this tells you a lot about how the property is managed. A mailbox stuffed with old post means the flat has been empty for a while — ask why.

Walls and damp

Look for dark stains and discolouration, especially in corners, around windows, and in the bathroom. Mould is not just an aesthetic issue — it is a health hazard and usually a sign of a deeper building defect. Open the wardrobes and smell inside; a musty odour points to chronic moisture problems.

Windows, doors and floors

Open every window — check it seals tightly and the handle is secure. Interior and entrance doors should close smoothly without force. Walk across the entire floor; creaking in several spots means boards or laminate need attention. Gaps between panels at the skirting board are another sign of damp or poor ventilation.

Electrics and plumbing

Safety note: do not poke fingers or metal objects into sockets to test them — use a socket tester or plug in a device you have brought with you.

Test every socket and light switch. Run taps in the kitchen and bathroom — check water pressure, hot water, and look under the sink for leaks. Flush the toilet. Inspect pipe joints for mould or rust stains.

Appliances and furniture

If the flat comes furnished with appliances, test everything in the landlord’s presence. Note any visible damage to furniture or equipment in the handover protocol. Without a written protocol you risk being charged for damage that was there before you moved in.

The handover record and what to do with defects

Photograph everything questionable before signing the lease. Minor issues can be accepted with a note in the protocol. Anything significant is worth fixing before you move in — negotiate with the landlord or arrange repairs in advance.
