Handyman24 B2B

Handyman service for rentals and Booking in Warsaw

The guest arrives in the evening, and the handle is loose, the drain will not clear and a bulb has gone. A list of small jobs closes in one visit, in the gap between check-out and check-in.

What is different here

In a rental, a repair is not about looks, it is about the review. The guest does not write that everything was fine, they write that the tap dripped all night, and that stays on the listing for good. So small jobs are closed between stays rather than when they pile up: tighten, replace, check.

The second question is access without you. You may be in another city while the keys are with a neighbour or in a lockbox on the door. That is a normal case: say in the request how to get in and who to contact on site. The order status is visible in the app, and after the visit it is clear what was done.

The third thing is the list. A flat between guests does not break one item at a time: a lock is joined by a bulb, a bulb by a drain. Collect it all into one request and the tradesperson closes it in one visit rather than three.

What breaks most often

Six things that come back on these premises month after month.

  • Locks, handles, keys A sticking lock, a loose handle, a lost key and a cylinder change.
  • Connecting a washing machine or dishwasher Connect it, check the inlet and the drain, clear the leak after delivery.
  • Clearing the drain Slow water in the bathroom and the kitchen, a smell from the trap.
  • Changing bulbs and fittings Burnt-out bulbs across the flat and a fitting that hangs crooked.
  • Adjusting doors and furniture Kitchen fronts, drawers and an interior door that will not close.
  • An hour of a tradesperson for a list of small jobs When there are ten small jobs, an hour of work costs less than each item separately.

How it gets done in a hurry

Four mistakes that come back most often on premises like these.

  • The lock replaced after the third guest

A cylinder with play in the key will one evening refuse to open while the guest is already at the door.

  • A washing machine plumbed with no fall on the hose

Water runs back, a smell and a puddle appear under the machine, and the guest gets the blame.

  • Bulbs changed one at a time

In a flat with ten fittings that is ten reasons to drive over. It is simpler to do them all between stays.

  • Small jobs saved up until the review

A dripping tap and a loose handle are not a repair job, they are four stars instead of five.

Between guests

The gap between check-out and check-in is short, so the hour is confirmed in advance and kept. If you have several flats, list the addresses in one request and the tradesperson will set the order.

What to have ready

Four things that keep the visit to one trip instead of two.

  1. A photo of the fault and the appliance model
  2. Where the keys are and who lets us in
  3. Floor, lift, entry code
  4. The full list of small jobs in the flat

How it runs

Four steps. The third one belongs to the tradesperson rather than to us, and that is the difference that matters here.

  1. The request

Describe what is wrong and attach a photo. For an appliance add the model from the plate: it shows whether a part is needed.

  2. The range

We answer with a range from the price list. Materials, carrying them in and taking the rubbish out count separately, and we say so up front.

  3. A tradesperson takes it

The job shows up in the app and the tradesperson confirms the hour. If the slot does not work, you hear it early rather than an hour before the visit.

  4. Settlement

The invoice comes from the tradesperson who did the work: they sell the service, we do not. Need paperwork for the company, say so in the request.

The same price list as for flats

Items from the general catalogue: there is no separate business tariff. You see the range before ordering, and the app shows the same one.

  • The work

From price list items. The range is visible before ordering and the exact amount is quoted before the start.

  • The call-out

Within Warsaw it is included. Outside the city it is a separate item, up to 30 km from the limits.

  • Materials

Small fixings come with the tradesperson. Everything else is separate, along with carrying in and rubbish removal.

  • The hour

Night and weekend hours, and an urgent call-out, carry a surcharge from the price list.

A lock, bulbs and a drain in one flat are three items from the table above and one call-out, not three separate visits.

BETWEEN GUESTS

The window is short and there will not be a second one. So the hour is confirmed in advance and the list is closed in one visit.

What nobody here will promise

We do not refuse on principle. Some jobs need paperwork, and some dates we simply cannot keep, so it is better said before than after.

  • LICENCE NEEDED

    Gas line

We take it, but only through a tradesperson with a current gas licence. Without the paperwork nobody touches it.

    Load-bearing walls and risers

Those too, when there is a design and the building manager agrees. Cutting into structure by eye is out.

  • NOT PROMISED

    A dispute with the guest

We take no part in arguments with a guest and write no statements for the platform: the tradesperson fixes it and leaves.

    Arriving at night before check-in

A night call-out happens, but if nobody is free we say so at once rather than at the last minute.

We check tradespeople before letting them into the app and hold them to the amount they quoted. Whoever did the installation answers for it. Write to us if something went wrong: that is how we learn who stays in the app.

Before you order

I will not be there in person.

That is the usual case. Say in the request who holds the keys and how to get in: the tradesperson arranges it with your person on site. The order status is visible in the app.

There are several flats and the tasks repeat.

Put them into one request with the list of addresses. The tradesperson looks at the scope and suggests an order: part of the small jobs closes in a single call-out.

The guest checks in in three hours.

Then it is an urgent call-out: a separate item in the price list that costs more. We will find someone if anyone is free at that hour, and we say so straight away rather than dragging it to the last minute.

Who pays if the guest broke it?

That is between you and the guest, we stay out of it. On the order side nothing changes: the work is from the price list and the paperwork goes to whoever placed the request.

The flat is in an old building with weak wiring.

Say so in the request. The tradesperson will see what can be done within the existing line and say plainly where it needs a licensed electrician and a design rather than a new socket.

How fast will someone arrive?

The slot depends on who is free. We name it before you order and confirm it. An urgent call-out exists in the price list and costs more.

We need a VAT invoice for the company.

The invoice comes from the tradesperson who did the job: they sell the service. Say in the request that you need company paperwork and we will pick someone who issues it.

Who is answerable for the work?

The person who did it: the tradesperson is the contractor. We vet them before they get into the app and read every complaint, which is how we know who stays.

One sentence
is enough.

Describe the fault in your own words and add a photo. We answer with a range from the price list, and you finish the order in the app.

Describe the fault

No phone calls. It all runs in writing, so the order keeps a history.
