Epoxy floor: garage, workshop or flat

A bare concrete garage floor gives off dust, soaks up oil and comes out of winter streaked white with road salt from the tyres. An epoxy coating seals the concrete in one continuous layer with no joints: you mop it, and stains stay on the surface. In a detached house, the garage is usually where people start. But the floor only holds as well as the base underneath was prepared.

What the price depends on

The price comes down to the area, the state of the concrete and the system you choose. A level, dry screed just needs grinding and priming. Cracks, old paint, oil stains and uneven patches all add work before the first coat of resin goes down. A thin rolled coat is simpler than a self-levelling floor, and a quartz broadcast or a clear topcoat adds stages. Rates per square metre are in the table.

Epoxy floor150–250 zł/m²

Indicative prices. Ranges for a typical scope. Fixings included, materials separate. Minimum order 300 zł.

Resin, primer, sand and other materials are paid separately, as are removing an old coating, taking away rubbish and carrying materials in. It’s best to clear the room yourself before the handyman arrives; otherwise that’s a separate job too.

Types of epoxy floor

A thin-film coating is rolled on in one or two coats. It suits a garage, basement or storeroom, where the point is to stop the dust and protect the concrete and a mirror finish isn’t needed.

A self-levelling floor is thicker. The resin is poured and spread with a squeegee, and it flows out into a smooth surface. People choose it for workshops, shops and loft-style living spaces.

A quartz-broadcast finish goes where the floor gets wet: garages, entrances, utility rooms. Sand is scattered into the fresh coat, and the surface stops being slippery.

One more thing. Epoxy is hard, but in direct sunlight it yellows over time. In rooms with big windows it’s often topped with a polyurethane lacquer, which copes better with UV. Epoxy isn’t poured over timber or other bases that flex: it’s rigid and will crack.

Safety

Resin and hardener irritate skin and eyes, and repeated contact can cause an allergy. The work is done in gloves and goggles, with the room ventilated during application and while the coating cures. Keep children and pets away during that time. Some primers contain solvents, so no smoking or naked flames nearby. When you can walk on the floor and when you can drive onto it is set out in the product’s technical data sheet, and the handyman will state it in the offer.

How the work goes

  1. Assessing the base: strength of the concrete, cracks, old coatings, a moisture check.
  2. Grinding the concrete to remove the weak top layer and open the pores. An industrial vacuum picks up the dust.
  3. Repairing cracks and holes, marking out the expansion joints.
  4. Priming, which bonds the base to the resin.
  5. The main coat. Resin is mixed in batches, because mixed material only stays workable for a limited time.
  6. A quartz broadcast if needed, then a sealing coat or lacquer.
  7. Curing. The floor isn’t loaded until the time on the data sheet has passed.

Common mistakes

  • Resin laid on unground concrete, which starts peeling off in sheets within a season.
  • Nobody checked the concrete for moisture, and blisters appeared under the coating.
  • The whole kit mixed in one go, with half of it setting in the bucket.
  • Working in a cold garage: the coating cures slowly and stays tacky.
  • Resin poured straight over the expansion joints, so the crack came back through the new floor.
  • The car driven in too early, leaving tyre marks.

What to prepare

  • Photos of the whole floor plus close-ups of cracks, stains and any old coating.
  • The floor area and roughly how old the concrete or screed is.
  • Whether there’s underfloor heating and what was on the floor before.
  • The result you want: just no more dust, a smooth finish or a non-slip surface.
  • An empty room, access to a socket and a way to ventilate.

Frequently asked questions

Can epoxy go over tiles?

Sometimes, after grinding and with a suitable primer. Grout lines can show through, though, so the handyman looks at the base in photos first.

Is an epoxy floor slippery?

A smooth self-levelling floor is slippery when wet. If the floor gets wet, a quartz broadcast is used or an anti-slip additive goes into the top coat.

Does epoxy work with underfloor heating?

Some systems are made for it, but not every resin. The handyman picks the product by its data sheet, so mention underfloor heating at the start.

Does it smell during the work?

Yes, there’s a smell while it’s being applied. That’s why ventilation matters, and living in the room while the floor cures isn’t much fun.

How to order

Describe the room and its area in the app, add photos of the floor and say what result you’re after. Tradespeople near you will send offers with their own price and timing. Pick one by reviews; only that person sees your address.

You pay the handyman directly and they issue the invoice. They stand behind their own work and will fix it if the coating comes away because of their preparation or application. Damp in the slab, hidden defects in the concrete and cracks in the base are not on them.
