So we split the renovation into jobs that are priced separately: walls, floors, doors, electrical points, bathroom and kitchen. The ranges are guide prices from the HandyMan24 price list (Warsaw); rates in other cities may differ. At the end we say plainly what you won’t find on the platform.
What the renovation bill is made of

Before you compare quotes, split the bill into layers. Each one behaves differently.
- Labour. The tradesperson’s work, charged per metre, per item or per point. This is what the ranges in the price list show.
- Materials: paint, finishing plaster, laminate, doors, fittings, tiles. You buy them yourself or ask the tradesperson to, but they’re not part of the labour price.
- Preparation. Stripping out the old, sheeting over floors and furniture, washing and priming walls. Cheap quotes often leave it out, and it comes back later as an extra.
- The starting condition. Crumbling plaster, crooked walls or a damp bathroom push the cost up more than your choice of paint.
- Logistics: carrying materials in, taking rubble away, cleaning up after the job. Usually separate items.
That’s why two quotes for “doing up a room” can be miles apart. One covers painting only, the other adds skimming, primer and sheeting. Compare item by item, not total against total.
Prices by room and by job

Below are guide ranges from the HandyMan24 price list (Warsaw), labour only, materials extra. Units and full service names are in the table; the final price comes in the tradesperson’s bid.
| Service | Price |
|---|---|
| Walls and ceilings, one colour (2 coats) | 30–50 zł/m² |
| Gypsum skim coating | 55–90 zł/m² |
| Floor panel installation | 50–90 zł/m² |
| Interior door replacement | 800–1300 zł |
| New electrical point | 150–250 zł/pkt |
| Shower cabin installation | 350–1200 zł |
| Base kitchen cabinet installation | 120–270 zł |
| Post-renovation cleaning | 12–20 zł/m² |
Indicative prices. Ranges for a typical scope. Fixings included, materials separate. Minimum order 300 zł.
- Walls and ceilings. Painting in one colour, two coats, runs from 30 to 45 zł/m², measured on the wall area, not the floor. If the walls need a skim coat, add from 55 to 90 zł/m². More often than not, the skim coat is what sets the price of a room.
- Floors. Laying laminate: from 70 to 90 zł/m². Skirting, thresholds and sometimes trimming doors that stop closing over the new floor are charged separately.
- Doors. Replacing an interior door: from 800 to 1300 zł per door.
- Electrics, point by point. A new electrical point: from 120 to 180 zł per point. Sockets, switches and light fittings are priced per item.
- Bathroom. Fitting a shower enclosure: from 900 to 1200 zł. Tiling prices are hidden in the price list: too much depends on tile size, the base and the grout, so the tradesperson gives them in the bid after seeing photos or the room.
- Kitchen. Fitting a base kitchen cabinet: from 250 to 400 zł. Then the worktop, cut-outs for the sink and hob, and connecting appliances.
- To finish. Post-renovation cleaning: from 8 to 15 zł/m².
Say you’re refreshing a bedroom: a skim coat on one wall, painting the whole room, new laminate and one door. Multiply each item by your own metres or count, and only the total starts to tell you something about the budget. Add materials on top.
Before you book the first job, go through the pre-renovation checklist.
Why a price “per m² of flat” misleads

“Renovation from so many zloty per m²” sounds handy. The catch: it’s counted on the floor, while most of the work sits on the walls, the ceiling and in the services.
- A room’s walls usually have two to three times the area of its floor. Painting and skimming are charged on the walls.
- A bathroom has a few metres of floor but holds all the plumbing, the tiles and the fitting of sanitaryware. Per metre, it’s the most expensive room in the flat.
- In the kitchen you pay mostly per item and per running metre: cabinets, worktop, connections. Floor area says nothing about them.
- The state of walls and wiring has nothing to do with floor area. Two identical flats in the same block can need very different work.
A price per square metre of flat is fine for a very rough comparison and not much else. Plan the budget from a list of jobs: room by room, with wall metres and item counts. If the scope is big, see how a renovation quote in Warsaw works.
Turnkey renovation with a site manager? Not here

Let’s be straight: HandyMan24 is not a renovation company. There’s no site manager, no single contractor for the whole flat and no single cost estimate for everything. The platform connects you with tradespeople, and each one prices and does their own part.
The app also doesn’t cover heavy construction work:
- moving or running pipes inside walls,
- floor screeds,
- machine-applied plaster,
- design work: interior design, electrical or plumbing plans.
If the renovation means moving risers, pouring a new screed or rewiring the whole flat, you’ll first need a building firm or an electrician with a design. Bring in tradespeople from the app for the finishing stage: skimming, painting, floors, doors, fitting the bathroom and kitchen. There’s more on that stage on the page about apartment finishing in Warsaw.
With electricity, water and gas, don’t save on qualifications. Don’t touch live sockets or light fittings, not even to take them off for a photo. Leave electrical work and gas connections to someone licensed for it. A tradesperson’s profile shows which licences have been checked against public registers.
How to build your renovation from items in the app

Having no single contractor has an upside: you see the price of every job separately rather than one lump sum.
- List the jobs room by room and measure what you can: wall metres to paint, floor area, the number of doors, sockets and light points.
- Set the order. Dusty, messy work first: electrics, plumbing, skimming. Then painting, then floors, doors and skirting. Kitchen, taps and cleaning go last.
- Describe the job in the app: photos, address, a few words. The app asks about anything missing and puts the list of jobs together itself.
- The order goes to tradespeople in the matching categories. Each one bids on a specific job with a price, a date and a message. You don’t enter a budget; the tradesperson proposes the price.
- Compare bids on price, rating and reviews. One tradesperson can take the painting and another the kitchen.
- Until you choose, you talk in the platform chat; contact details and the exact address are shown only after you pick someone. You pay the tradesperson directly, and they issue the receipt or invoice.
Whoever did the work answers for it: they redo their own fitting, but cracked walls and someone else’s mistakes are not on them. So take photos of how things look before work starts. The app takes orders from anywhere in Poland.
Smaller scope, like fixes before handing back a rented flat? Have a look at the list of minor repairs before moving out. Hourly rates are in the handyman price list.
Common questions
How much does it cost to renovate a 50 m² apartment?
There’s no honest single figure. It depends on whether the walls need skimming, how many doors you’re replacing and whether the bathroom and kitchen are in scope. List the jobs and measurements, and the prices per item come in the tradespeople’s bids.
Do the price-list ranges include materials?
No, they’re labour only. Paint, plaster, laminate, doors and fittings are extra, and so are carrying materials in and taking rubble away.
Why is there no tiling price in the price list?
Too much depends on tile size, the base, the layout and the grout. The tradesperson gives a price in the bid, from photos or after seeing the room.
Can I find one company in the app to do everything?
No. The platform has no turnkey renovations with a site manager and one estimate. You order each job separately, though one tradesperson can take several if they offer those services.
Can I order a renovation outside Warsaw?
Yes, the app takes orders from anywhere in Poland. The advice here works anywhere, but rates may differ from Warsaw’s.
