Where Soudal comes in

Soudal is a Belgian maker of sealants, adhesives and expanding foam. For leaks in bathrooms and kitchens, two of its products do most of the work. Sanitary silicone with an anti-mould additive goes on the joints around baths, shower trays and sinks. The Fix All range, based on MS polymer, sticks to most building materials and can even go onto a slightly damp surface, which helps when you can’t wait for everything to dry out.

It’s worth being clear about where a sealant stops being useful. Silicone closes a gap where two materials meet. It won’t fix a cracked pipe under pressure or a fitting that leaks from the inside. If the water is coming out of the plumbing rather than the joint, you need a plumber, not a tube.

What ruins a new seal

• New silicone over old. It doesn’t bond to the leftovers, peels within weeks, and water gets under it again.
• No degreasing. Limescale, soap and mould have to come off completely, or the sealant won’t grip.
• Sealing an empty bath. With water and a person in it the bath settles slightly, and a joint made while it was empty cracks along the edge.
• A shower an hour later. Silicone needs time to cure, usually a day, and the tube says how long.
• Sealing instead of finding the cause. If a leaky trap is leaving water under the bath, a new joint changes nothing.

Getting the bathroom ready

• Photograph the whole joint and the spots where it’s dark or lifting.
• Check whether you can see under the bath through an access panel. If there isn’t one, say so in the order.
• Plan on a day without using the bath or shower.
• Clear the toiletries and shelves off the rim.

If water from the ceiling is dripping onto a light fitting or running down a wall near a socket, switch off that circuit first.
