Why a sash drops
Veka makes PVC window profiles in Germany. The profile itself does not work loose; the hardware does. The bottom hinge carries the whole weight of the sash and glass, and every time the window swings wide that load goes to work. Over time the sash creeps a few millimetres down and towards the hinge, and when you close it the bottom corner hits the frame instead of sliding in.
A tradesperson lifts the sash with the screw in the bottom hinge, shifts it sideways, then checks the top stay and the pressure cams. At the end the window should open, tilt and close easily, with the seal touching all the way round. There is a simple test: shut a sheet of paper in the sash. On a well set window it only pulls out with some resistance.
One situation needs care: a sash that opened in tilt and turn at once and is hanging from the top hinge. It happens when the handle gets turned while the window is opening. Do not try to slam it shut. Hold the sash so it cannot fall and get someone out.

Mistakes that cost money later
- Waiting for winter. A dropped sash wears the seal and the frame corner every time it closes, and in winter you get the draught too.
- Cranking up the pressure to stop a draught that comes from the dropped sash. The handle goes stiff and the gap stays.
- Pushing the handle home with a knee or shoulder. That is how the locking strip breaks.
- Treating a dead seal as an adjustment job. Rubber that has gone hard and cracked won’t come back with a screwdriver.
Veka window adjustment: getting ready
- Note which windows are playing up and how: dropping, rubbing, handle not returning, draught.
- Photograph the window open and shut, plus a close-up of the bottom hinge.
- Clear space by the window so the sash can open all the way.
