The materials

Weber is a building chemicals brand in the Saint-Gobain group. It has finishing compounds for hand application and mixes that can be sprayed by machine. A machine is faster on large areas; hand work suits small rooms and renovations done in stages.

Ceilings come first. They’re more visible than you’d think, especially with window light raking along them. Skimming a ceiling is harder and slower than a wall, and bids usually list it separately.

Then the walls. Developer plaster is either gypsum or cement-lime, and the primer is chosen to match. On fresh plaster, skimming only starts once the wall is dry; otherwise you get blotches.

External corners get a corner bead so furniture doesn’t chip them. Window reveals are done separately; it’s slow, fiddly work.

The order of trades matters too. Skimming comes after the electrician and plumber, but before the floor and doors go in: sanding dust and drips of compound ruin new laminate faster than you’d expect. If the floor is already down, it gets covered with board or sheeting, and it’s worth asking whether that’s part of the bid.

• Ceiling not checked with a light. The waves only show once painted.
• Thick coats to save time. Cracks and shrinkage.
• No corner beads. The first time a wardrobe moves, the corner is gone.

• Ask the developer, or check yourself, whether the plaster has dried.
• Decide on the paint: matt forgives more, satin less.
• If the electrician still needs to cut chases, get that done before skimming. Wiring is only touched with the power off.
• Photograph the ceiling and walls with light running along the surface.
